There are many people involved in a real estate transaction and having an agent on your side that knows how to react to the dillywackers that could have made the transaction go south makes all the difference. We contacted Janet after scoping out a house we were considering among several distressed properties. Janet was super helpful describing the differences between the various stages of pre- and post-foreclosure to help guide us in terms of timelines and risk assessment (e.g., buying at auction, aside from the up-front cash issue, doesn't give you any Title Insurance in case there were hidden claims). Once we determined which one we wanted, she helped us figure out our offer strategy, given that the property was already foreclosed, assumed by the bank, and put back on the market significantly below its foreclosure price -- her area knowledge was helpful in figuring out what a real value was in terms of recent purchase rates. In this whole process, including the subsequent negotiation, she was extremely responsive via SMS and e-mail, and e-signing a bunch of documents made the whole process go much faster than the last time we did this. We survived a second bidder, and after mutual acceptance, Janet suggested trustworthy local businesses and contractors, and good deals for specific remodeling we were considering. She really went the extra mile when we needed some folks to come out to do some measurements, and weren't in the area: before the house closed, she was willing to come out and let them in and do the measurements we needed to schedule the remodeling as soon as possible after our close date. All-in-all, Janet greatly assisted the process, and we'd gladly choose her again.
