×I worked with Joe over the summer to purchase a new home. It was a very pleasant and productive experience. Joe is very diligent, communicative and helpful. He listened to my needs and wants and was attentive during my home search. As an out-of-state buyer, I was not very familiar with Seattle neighborhoods, school systems or commute times. Thus, I was able to rely on Joe for more than just housing information; he provided lots of valuable living information.
Before showing me houses, Joe previewed them and was able to provide additional details not in the listings. Thus, I was able to focus my time on the homes that really did match my criteria. He even thought of additional details, such as the size of my car versus the size of the parking spot, that I had not considered but that are very important.
My work with Joe did not end with making the offer. He negotiated expertly on my behalf. And, since I was not physically in Seattle, Joe completed my inspections, walk-through and even took videos and room measurements for me. The biggest challenge was to bring the property up to snuff as the home reflected the three decades of rental use. Our challenge was not unlike that of professional flippers, but we are not flippers. We had other realtors in mind with whom we had either first-hand or second-hand positive experiences, and we chose Joe in the end. We had only worked with Joe previously on the other side of a transaction. The family had purchased a home of which Joe was the listing agent. Joe is not only a very personable individual, but he has been very conscientious and caring long after the sale of that house to our family.
We relayed to Joe, as with another agent we'd placed into our final selection process, our primary needs. Top of that list was that we wanted a General Contractor who was not only economical but trustworthy. And, that was the edge that won Joe our listing.
In the end, we got our house updated and shiny appealing so that Joe's one open house attracted more than 70 parties. He was helpful, listened, did not try to strong arm us in any of the multitude of decisions needed during our four month process, and we got a full price offer within the first week during the Seattle winter after the market had "cooled."
Joe diligently managed the process from offer to closing, which unlike past sales we've experienced did face some obstacles. Nearly all real-estate transactions are stressful to varying degrees; Joe is the kind of agent who will be your partner to navigate successfully past the stress.

My husband, Nick, and I worked with Joe in the summer of 2019 to find the house we now call home. A friend of mine had just bought a new home and sold their previous house with Joe’s help the year before, and she highly recommended we talk to Joe about our own search. I much prefer working with someone recommended by a friend, and since Nick and I were totally new to the entire home-buying process, we figured talking to Joe would be as good a place to start as any. We met with Joe for about an hour or so the first time, where we learned more about each other as well as the homebuying process. Joe’s expert knowledge of the process and local area, plus his passion for helping people find the right home for them was evident in everything he said. He encouraged us to discuss and consider each decision before we made it – including the decision to hire him. We went on a “demo tour” before officially committing to making him our agent – and while I don’t remember the house that we looked at, I do remember that Joe was in his element – showing us what could be based on our tastes, adjusting his recommendations real-time based on our responses, giving us not only the pros of the house, but also the cons. This last part was especially important to me – I get all shiny-object syndromed and I will completely overlook conditions that ultimately wouldn’t work for me in favor of the pretty chandelier, or the floors, or whatever. Joe was always respectful when he gave us the facts – “yes the floor is pretty, but the bathroom isn’t at all what you wanted – would you be able to live with that?” – and reminded us of what our top priorities were. He also pointed out things that I never would’ve in a million years thought (or known to think) about – things like the quality of the materials used in the building, the cost to replace, the environmental impacts, what to expect in the neighborhood in the next ten years or so, etc. Over the next few months, Joe presented us with a wide variety of houses to consider. One of the things that really stands out to me, is that he flexed his style to match ours – Nick and I wanted to be active participants in the house-hunt, and Joe gave us the tools to do that. We had a constant line of communication with him, and his responses were so quick that we always felt like we must be his only (or at least most important) client – a feeling he imparts on all of his clients, I have no doubt. I think if Nick and I had been more hands-off, Joe would’ve adapted to that as well – he really does want to make the process as easy and enjoyable for his clients as he possibly can. We went through A LOT of homes as we refined our priorities and I was amazed at Joe’s apparently unending energy for his craft. He never sent us on a tour without him (hugely important to me), and he would pre-screen properties in advance of us to ensure he was prepared so our time was always used efficiently. Somewhere around the 100th tour, I was ready to be done – I didn’t care what we bought anymore as long as it met most of my criteria and we could be done with the entire process. Joe was so so kind – he empathized with me, and then encouraged me to be patient and (most importantly) never settle. He knew how I was feeling, and he also knew that the right one just hadn’t come along yet – but it would, we just had to keep the faith and stay the course. A few weeks later, Joe sent us a link to a home that was incredible. It had EVERYTHING we wanted – newer construction for me (I refuse to live in a remodel construction zone), a giant back yard for Nick to garden in and the dogs to run around in, absolutely stunning high-quality interior features, plenty of space for activities and guests – it literally was a dream come true. The catch was the price. It was just outside our budget, which was why it hadn’t shown up in our initial searches. Joe and Nick spent a lot of time discussing our options to design an offer that the sellers would accept and would work for our loan too (sorry, I don’t really know how all that works and I totally embraced traditional gender roles and let my husband deal with all of the financials). Our first offer was rejected but the second one was accepted – and then when the sellers tried to come back and negotiate after the fact, Joe shut it down. He kept us informed of the situation but handled all of it on our behalf. Joe is an incredible agent; he’s professional and knowledgeable, but also human and fun to work with. He had our backs every step of the way, and negotiated a home in a very competitive market; he kept us informed of the behind the scenes activities but handled everything on our behalf. When I think back on my first-time homebuying experience, the memory is largely dominated by Joe and the wonderful way he made us feel.

We found a house we wanted to check out and were touring it with Joe the next day. He had great ideas about the ways that the spaces could be used, and asked us questions that made us really think about what it would be like to live in this house.
We liked what we saw, and Joe was able to get an appraisal lined up for us in 2 days. We were fortunate enough that it all looked good, and Joe was there to help explain some of the more obscure points of the very thorough report.
He hooked us up with a lending team and got us pre-underwritten (*like pre-approved, but better, and possibly a key factor to us winning the subsequent bidding war). He was always happy to help us and was very professional about rapidly following up and keep us moving through all the hoops. It was like the financial and emotional version of being on American Ninja Warrior for us as first-time buyers. But for him and his team, it was a stroll in the park.
He held our hand through the contract writing portion, explaining each section in as much detail as we asked for, and walked us through things like bidding strategies, letter writing, time tables, different historical and municipal quirks of the legal process. It took a few hours to really hammer it out. But what we came out with did the trick!
We won a bidding war against 12 other buyers; with a big part of that being how he had set up the contract. He made it easy for the sellers to pick us, and we were still 20K under budget!
I knew I liked Joe as a person, but I honestly had no idea he was so good at what he does. He is client-focused every step of the way, knows the ins and outs of the business, was a breeze to work with, and got us our dream house. I have no doubt that he would do whatever he could to do the same for you. Give him a call, and watch a hero emerge from that phone-booth
