Daniels Real Estate and Realogics Sotheby’s International Realty (RSIR) jointly announce a listing agreement for Gridiron Condominiums in Seattle, a 107-unit community located in Pioneer Square’s Stadium Place neighborhood.

RSIR, the listing firm for Gridiron, is reintroducing the remaining 40+ marquee condominiums as part of a “Kickoff Homeownership” campaign that features special-offer financing.

Development company Daniels has secured a forward commitment with HomeStreet Bank that provides homebuyers with the opportunity for 3.5 percent down payment, first-year mortgages that start at 2.5 percent, second-year mortgages at 3.5 percent and then third year through remaining term at just 4.5 percent interest rates. Under these unique terms, an urban one-bedroom home (650-sq. ft.) offered at $566,900 would require less than $15,000 down payment (plus closing costs) and first-year monthly payments of $2,667 including principal, interest and HOA dues. “Gridiron is one-of-a-kind and now offers a value proposition that is equally extraordinary,” said Dean Jones, RSIR President and CEO. “We have assembled market leaders to represent this once-in-a-city development.”

Jones appointed listing broker Moira Holley and co-listing broker Scott Wasner, both co-founding members of RSIR and top producing agents in downtown Seattle condominiums. The listing team will be assisted by Anton Krivenyshev, Matt Kaiser and Gina Speer and supported by an integrated marketing team led by Vice President of Marketing, Andrea Savage.

The boutique 12-story community includes the historic restoration of the 115-year-old iconic Johnson Plumbing Building. Daniels hired the award-winning firm Hewitt Architects to design the new homes with iconic concrete, steel and glass architecture. Pioneer Square-based interior designer Jennie Gruss created industrial-chic urban one-bedroom, one- and two-bedroom flats and lofts (622 – 1,726-sq. ft.), which are being offered from $566,900 to $1,099,900. Each home offers light-filled interiors, expansive window walls, engineered hardwood flooring throughout, and European-inspired kitchen with Pental quartz countertops and backsplash, and gas cooking.

Amenities include concierge services, wine storage and a penthouse club area with entertaining spaces and an exhibition kitchen, a fitness center and dog park and wrap-around terraces offering spectacular views of Puget Sound, the Olympic Mountains and downtown Seattle landmarks. Gridiron is enviably located within walking distance of King Street Station – the regional transportation hub for both Sound Transit’s Sounder commuter trains as well as Link light rail service Sound Transit 3 – a $55 billion regional expansion that will further connect Pioneer Square to the greater metro area and downtown Bellevue.

“We are honored to represent Gridiron and identify the next stewards of this iconic community,” said Holley. “I had owned a home in Pioneer Square for 20 years and still consider it my backyard. Many of my favorite eateries, galleries and amenities – not to mention professional sports franchises – are located within walking distance of Gridiron. And the renaissance taking place along the Seattle waterfront and throughout the neighborhood is a gamechanger.”

Holley believes new homebuyers will have a great sense of timing. By early 2019 the former Alaskan Way Viaduct will be completely removed.

“Pioneer Square will be immediately linked to series of connected waterfront parks and amenities with the Stadium promenade designed alongside and in front of Gridiron,” adds Holley. “Downtown Seattle will soon rival it’s West Coast peer cities of Vancouver, BC and San Francisco for a pedestrian focused waterfront bustling with activity. Those who have the vision to see it, will greatly benefit.”

Gridiron is the only concrete and steel offering for sale with immediate occupancy. Other high-rise units are planned, but market experts project that consumers will wait years and pay more.

“Given the rapidly rising costs of construction, we would have to charge 20-30 percent more for the homes at Gridiron if this was a presale program,” said Kevin Daniels, President of Daniels Real Estate. “Which is made even more compelling by special financing opportunities with today’s low interest rates.”
