Investors Move Quickly For SPIRE High-Rise

In Belltown neat the Space Needle, the 41-story SPIRE project is under construction with its opening slated for 2020.

Realogics Sotheby’s International Realty is marketing the homes for sale for the developer, California-based Laconia and its equity partner Vanke U, an affiliate of China’s largest home-builder. The development is within walking distance of Amazon and Facebook offices as well as the emerging new waterfront.

“We are right at the edge of a downzone, so the heights of the towers are limited to 85 feet,” said Realogics owner and Principal Dean Jones. “Everything to the north side of our development here at 600 Wall Street is lower-rise zoning.”

That’s the big selling point at SPIRE because it means those who buy condos for the Needle view won’t have to worry about future towers interfering with their home’s sightlines.

Jones said the developer built its sales center nearby so customers could feel comfortable making a purchase a year or two before their unit would be done. It cost about $1.5 million and not only has model units and models of developments in the works, but also a virtual reality theater to show off common areas and floor plans.

Of SPIRE’s 350 units, more than 75 have been reserved or pre-sold. Some of the units on higher floors will be combined into larger homes of about 2,600 square feet or more, which will bring the unit total down to 337, Jones said.

“We have some clients that, just as they are closing on their new condominium, they put down another deposit in another building, and they leapfrog from building to building, slowly moving their way up form studios to, sometimes, penthouses, over a couple of cycles,” Jones said. “They are savvy investors, and they have been able to follow the trends, and literally rise vertically at the same time that the city does.”
