RSIR And Gorge Development, LLC Commence Sales Of Cliffside Casitas At Sagecliffe Resort & Spa Master Plan In Quincy, WA

By RSIR Staff |

Executives from Realogics Sotheby’s International Realty (RSIR) and Gorge Capital, LLC (owner of Sagecliffe Resort & Spa), today listed a limited collection of existing cliffside Casitas – one- and two-bedroom condominiums designed by Tom Kundig, the founder of the acclaimed Olson Kundig. The first-of-its-kind “lifestyle investment” opportunity resides within the 160-acre Sagecliffe Resort & Spa master plan community immediately adjacent to The Gorge amphitheater, operated by Live Nation, in Quincy, WA.

“Following several years of planning and numerous investments within the resort, we are elated to soon welcome our first homeowners to the community,” said Vince Coluccio, President of Sagecliffe Resort, Spa and Residences (“SRSR”). “Our current and future homebuyers will enjoy a lifestyle investment, a fully furnished and professionally managed second home for personal use and an income-generating opportunity as part of the robust demand for nightly rentals within the region.”

Coluccio has appointed listing brokers Marianne Francis and Kelly Mann of RSIR to sell the 15 existing Casitas in 2024 and has announced the new construction of 25 single-family Vineyard Homes, which will be presold and are first offered for reservation.

“We have finalized all the underwriting, confirmed pricing, and are now open for immediate sales to the public,” said Francis. “We are enormously proud to represent this extraordinary offering for individual ownership. A limited number of homes are listed for sale on the Northwest Multiple Listing Service as of today, as we continue to work through reservations on the other homes.”

The existing 15 Casitas comprise lot line condominiums ranging in size from 736 to 1,050 square feet and offer private terraces with unparalleled views of the Columbia River Gorge. Owners may choose to enter into a Hospitality Management Agreement with Sagecliffe Resort, providing management of their Casita within the resort’s inventory. As participants in the management program, homeowners will have access to resort amenities and other benefits, including preferred access to The Gorge amphitheater. To be sure, the entire region has enjoyed meteoric demand for nightly rentals, especially during the summertime concert season at The Gorge Amphitheatre, operated by Live Nation. Recently, Airbnb affirmed that Quincy, WA was the number one most popular search destination in the world for hospitality.

“This is a passion project for us, and also a sustainable going concern,” adds Coluccio. “By selling the Casitas we are further resourcing other exciting development in the master plan, including the future Vineyard Homes and robust amenities such as expanding the poolscape and a potential Cliffside commercial development. We have a bold vision, and we’ll manage into our shared future alongside homeowners.”

Coluccio points to Cliffside Building, an 8,000-square-foot hospitality venue designed by Olson Kundig, which is intended to house a destination restaurant, private events venue, and provide an elevated concert viewing experience. His commitment to collaborate rather than compete with other lifestyle offerings in the region, is well demonstrated by aligning with Live Nation and now includes VIP access for homeowners and their guests at the Casitas and future Vineyard Homes. The resort has also recently collaborated with Woodinville Whiskey, based within 15 miles of the Resort, and owned and operated by LVMH – a collective of luxury brands that include Louis Vuitton, Bulgari, Dior, Fendi, Givenchy, Tiffany & Co., Moet & Chandon, Veuve Clicquot, Krug, Dom Perignon, Maison Ruinart, Le Bon Marche, Sephora and more. The Fox & Quail whiskey bar is already operational within the Resort, and Coluccio is exploring the installation of two grain silos to serve as an onsite tasting venue. The Sagecliffe brand is already recognized for its own award-winning wines; the winemaker plans to release two more varietals in 2025, and recently opened its first wine tasting room in Ellensburg, WA at The Brickhouse Nursery. In addition to tennis and pickleball courts recently added, Sagecliffe Resort recently confirmed a $2.5 million solar energy grant intended to take the resort off the grid.

During recent design preview presentations and podcast interviews, Coluccio refers to his commitment to curate a year-round destination resort with bespoke events and annual traditions that span well beyond the seasonal draw of concerts.

“Our clients are committed to realizing their dream to create a new center of gravity for lifestyle, entertainment and events, food and beverage, continuing education, and culture in the center of Washington State,” said Kelly Mann, Vice President of Development Strategy for RSIR, a land use attorney, and co-listing broker with Francis. “Our homeowners are invited to join this enduring legacy-in-the-making through this unique product offering. It’s a second home that can pay dividends when the owner places the unit in the rental pool managed by Sagecliffe Resort – when you’re not enjoying it yourself.”

Mann confirms that demand for overnight guests in the region often outstrips the supply of lodging within a fifty-mile radius. As such, the resort has created a property management and vacation rental division for third-party developments in addition to future projects on adjacent parcels.

“These exciting changes represent a bold vision that is also permissible with the available entitlements and water rights,” adds Mann. “The development is happening because the project is permitted to evolve, and because we have a willing developer and expanding need. And it is all front and center, offering one of the most iconic views in America just a few hours’ drive from major populations centers in the Pacific Northwest.”
