One of the most important data resources to consult is the most recent S&P Cotality Case-Shiller Index report. The S&P Cotality Case-Shiller report for October 2025 reported a slight annual gain (+1.4%) year-over-year nationally, but we have sustained a slowdown in the Seattle metro area, correcting 0.79% over the past year, albeit that rate of correction locally has decelerated month-over-month. Pricing headwinds are not surprising considering the four-county region has experienced approximately 43% higher listings year-over-year, while pending sales are effectively flat with indication that closed sales may actually be lighter than 2024.
“For context, this is the weakest annual home price growth since the March through July 2023 period, when the market was absorbing the initial shock of the Fed’s rapid rate hikes,” said Nicholas Godec, CFA, CAIA, CIPM, Head of Fixed Income Tradables & Commodities at S&P Dow Jones Indices. “But today’s headwinds appear more entrenched. Elevated mortgage rates, paired with inflation that continues to outpace home price gains, have intensified affordability pressures, potentially setting a new equilibrium of minimal price appreciation or, in some markets, outright declines.”
