Realogics Sotheby’s International Realty (RSIR) presents Market Trends From Around the Sound, the latest quarterly report examining the Q3-2026 data that will help you make informed selling or buying decisions as you prioritize your own real estate goals.
The report tracks year-over-year changes in the market trends throughout 15 of the region’s communities, from the Seattle condominium market to Pierce County single-family residences. Learn about median sales prices, the average time listings spent on the market, and more helpful data points for a clearer picture of how the market performed.
Our quarterly analysis reveals that markets largely continued to rebound from the inventory shortage, with all except one experiencing an increase in the number of homes for sale and an increase in the number of months of supply available. Sellers who chose to list their home during Q3-2026 had to navigate a market with lower demand. Appropriately pricing and strategically marketing their properties with the help of a trusted Global Real Estate Advisor allowed sellers to find success even amidst challenging marketing conditions.
We’ve provided a glossary to familiarize you with some of the terms used throughout the report as you review the data.
Glossary:
Median Sales Price: The middle price point of all sales prices.
Average Days on Market: The average of all sold properties’ cumulative (total) number of days homes spent on the market before selling.
State of the Market: Calculated by dividing the current available inventory (number of houses for sale) by the average number of home sales. The total figure is—theoretically—how many months it would take to sell the available inventory if no new inventory was added.
Price Per Square Foot: Price per square foot is found by dividing a home’s price by the total square footage. This figure is a helpful tool in assessing a property’s value, particularly in relation to the neighborhood it is sold or listed in.
