Realogics Sotheby’s International Realty (RSIR) presents Market Trends From Around the Sound, the latest quarterly report examining market data from 13 of the Puget Sound region’s communities that will aid you in your selling, buying, or investing journey.

The report covers year-over-year changes in data points like median sales prices and inventory levels, providing a picture of how the market has changed over the past year and what you should be prepared for going forward.

Many of the markets highlighted saw minimal change from Q2-2025 to Q2-2026, with the largest shift in the number of homes for sale, indicating that inventory levels continue to rebound after a long period of low supply. Demand varied across the communities, with certain cities, such as Gig Harbor, seeing major increases in the number of homes sold and others, such as Cle Elum, experiencing a significant decrease in sales.

Sellers, highlighting your home’s appeal with value-boosting repairs and stylish staging, while accurately pricing your home (based on strategic market analysis), will attract interested buyers. Buyers, take advantage of increased inventory levels, but be prepared to make a competitive offer if you find your dream property.

Seattle   |   Single-Family Homes 

When looking at the overall market trendlines, Q2-2026 looks largely similar to Q2-2025. For example, there were 2.6 months of inventory compared to 2.5 months of inventory the previous year.

Bainbridge Island   |   Single-Family Homes 

Buyers searching for their Bainbridge Island property had to be prepared to make strong offers, although they did have the advantage of more supply to choose from than buyers did two years ago when inventory levels were significantly lower.

Eastside   |   Single-Family Homes 

More homes were listed in Q2-2026 compared to Q2-2025—with a 29.44% year-over-year increase in homes for sale—leading to a shift from 2.5 months to 3.5 months of supply on the Eastside.

Mercer Island   |   Single-Family Homes 

The average price per square foot (which is the highest of the communities analyzed in the report) rose 2.28% from $878 to $898 per square foot.

Gig Harbor   |   Single-Family Homes

There was a 23.32% year-over-year increase from 193 homes sold to 238 homes. However, this didn’t affect the average number of days a home spent on the market, which actually increased from 33 days in Q2-2025 to 44 days in Q2-2026.

King County   |   Single-Family Homes

After price growth between Q2-2024 and Q2-2025, the market saw a slight price correction, with the median sales price decreasing by 4.39% from $1,025,000 to $980,000 in Q2-2026.

Seattle   |   Condominiums

There was a 6.9% year-over-year decrease in the median sales price, meaning that buyers had more choices, less pressure, and lower prices than the year before.

Eastside   |   Condominiums

There was a price correction, as the median sales price decreased year-over-year from $724,000 to $637,000, and the average price per square foot decreased from $626 to $568. Buyers were certainly in a favorable position to purchase a condominium home in Q2-2026.

Kitsap County (Excluding Bainbridge Island)   |   Single-Family Homes 

In our reporting, we’ve excluded Bainbridge Island (which we analyzed separately) from Kitsap County data. Compared to Bainbridge Island, which had a median sales price of $1,369,000, Kitsap County had a median of $563,000 in Q2-2026.

The average number of days a listing spent on the market was up from 38 days to 42 days. The past three years’ second quarters have seen a small but steady increase in this figure.

There has been small but consistent price growth when analyzing the second quarter’s data over the past three years.

Snohomish County   |   Single-Family Homes 

After stagnant pricing between Q2-2024 and Q2-2025, the market experienced a 3.75% year-over-year decrease in the median sales price, bringing it down to $770,000. The average price per square foot experienced a similar decrease, from $431 to $414 per square foot.

Cle Elum   |   Single-Family Homes 

Although the number of listings increased year-over-year by 18%, the number of homes sold decreased by 34.78%, painting a clear picture of the imbalance between supply and demand currently found in the market.
