Navigating Our New Normal | What Elevated Mortgage Rates Mean For Your Goals

By RSIR Staff |

Inventory levels, demand, and housing prices have all ebbed and flowed as market conditions have shifted following over half a decade of atypical conditions. As buyers, sellers, and investors attempt to understand the current conditions and recalibrate amidst the new landscape, one obstacle remains a hot topic in the industry: mortgage interest rates.

A Market of the Past

The further we move from the historically low interest rates of 2020 to 2021, the more it’s accepted that those rates are not something to expect again in the near future. For buyers who “missed out” on the opportunity several years ago to secure a rate in the 2 to 3% range, it might seem like they simply missed the boat on the perfect conditions.

However, there is never a perfect time to buy. Even with the low interest rates of the early 2020s, buyers still faced obstacles, like high demand, fierce competition, and market conditions that compelled buyers to make quick decisions and put in offers over the asking price to contend with other interested buyers. Every market cycle has its benefits and drawbacks, and understanding how to take advantage of the pros and strategically navigate the cons is what ensures success.

Today’s Rates

Currently, rates are 6.75%, which is lower than their near-8% peak in 2023, but still nowhere near the lows some buyers hoped for this year. So, the question is: will they drop by the end of the year. Some experts aren’t willing to bet on that, according to a recent CBS News article, given the various conditions that would have to be met, such as inflation coming down, a healthier economy, and improved employment levels. Rates are also affected by geopolitical events.

“I do see ways clients can get their rate under 6%,” said Andrew Veilleux, home loan specialist at Churchill Mortgage. “Primarily, capitalizing on seller concessions, using different buydown strategies, or even using 5-year adjustable-rate mortgage products to buy additional time to see where rates go in the future.”

In short, if you’re putting off your buying plans in the hopes that mortgage rates will change dramatically by the year’s end, you might want to decide whether or not waiting will cost you. A home’s purchase price is forever, but interest rates can be refinanced down the road.

For sellers who feel trapped by the lock-in-effect, which is when homeowners hesitate to sell their current homes and trade their low interest rate for a higher one, a low interest rate shouldn’t make you feel like you can’t move onto your next chapter, particularly if your home value has appreciated.

Moving Strategically

As inventory continues to rebound after recent persistent lows, homebuyers are able to make their purchases within a market that offers them more choice. With more supply and less demand, buyers who choose to purchase now can find a home that feels completely right for them, without the pressure or stress of the frenzied market of 2020 and 2021. Note that sellers have also adapted to the new landscape, and the savvy ones are listing their homes with value-boosting upgrades and repairs implemented and have strategically priced so that it’s not sitting on the market for an extended period due. Buyers shouldn’t make hasty decisions, but it is important to move with intention.

Enlisting the help of an experienced RSIR Global Real Estate Advisor will allow buyers to create a clear picture of their goals and navigate the market with an expert guiding them through the obstacles.

What Does This Mean for the Luxury Market?

Mortgage rates often affect luxury buyers and sellers differently than they do the general market. Luxury real estate is increasingly influenced by wealth, inventory, location, and buyer profiles—not mortgage rates alone. The greater Seattle area continues to offer career opportunities for tech companies, innovative startups, and world-renowned businesses that have moved their headquarters to Eastside cities like Bellevue. With a robust luxury market, the Puget Sound region has still seen buyer interest in markets with higher price tags, such as Mercer Island and the Four Points region. When dealing with a home purchase in the multi-millions, a .5 difference between rates will not affect buyers as much as they would a first-time homebuyer who is looking for the right moment to make the transition between renting and owning.

As always, the best way to begin your real estate journey is by finding a market expert who knows how to make the most out of the current market conditions. Reach out to a trusted RSIR advisor today to talk about how you can achieve your buying or selling goals, regardless of rates.
