Realogics Sotheby’s International Realty (RSIR) is proud to announce its exclusive representation of Terminal One Motor + Yacht Club, an unprecedented, for-sale, luxury collector garage, super yacht marina, and private community concept envisioned for Seattle’s shoreline in freshwater adjacent to the Ballard (Hiram M. Chittenden) Locks. The 8.9-acre site is located at 2727-2808 West Commadore Way, Seattle, and includes 550 feet of waterfront on Salmon Bay.

Developed by Cantera Group, Terminal One Motor + Yacht Club is being presented as far more than a real estate offering for sale. The development is designed as an ownership experience and cultural destination where automotive collections, yachting lifestyles, hospitality, design, creativity, and community converge within a bespoke waterfront environment dedicated to connoisseurs and family offices to curate, store, protect, and showcase their collections.
The two-phase project will feature approximately 100 luxury commercial condominiums in four separate buildings with on-grade, private access garage doors. The voluminous units offer 19-foot, 10-inch ceilings with the potential for mezzanine spaces and range in size from approximately 850 to 1,250 square feet, with the opportunity to combine units for larger premises. The hospitality-driven amenities include THE FORUM—an owner’s lounge and common area designed for curated gatherings. The broad drive aisles between the buildings average 50 feet, providing room for loading and unloading from transfer trucks, ample parking, and event activations in the yard. A future phase is planned to include a deep-water super yacht marina with four private docks with approximately 2,300 linear feet of moorage, including individual moorage for sale, and up to 300 feet in length. In addition to in-water marina slips, select garages have the potential for indoor boat storage for pleasure crafts to be transferred to the water upon scheduling the boat travel lift.
The buildings are constructed with poured-in-place, tilt-up concrete construction and state-of-the-art, individually deployed fire suppression systems. The entire facility will be gated with significant security, controlled access, and 24/7 surveillance and on-site patrol presumed in the homeowner’s association underwriting.
“Terminal One Motor + Yacht Club represents a once-in-a-generation opportunity to create a destination that authentically

reflects the passions, aspirations, and lifestyles of the Pacific Northwest’s collector community,” said Mike Ciserella, Principal of Cantera Group. “This is not simply about private garages or boat moorage. It is about building an enduring institution where people who value craftsmanship, rarity, design, and experience can gather in a setting worthy of the collections and relationships they have spent a lifetime cultivating. It’s about owning and enjoying their legacy in a matchless, in-city destination of historical significance.”
The project site is currently owned free and clear of debt by an entity controlled by Cantera Group, with entitlement, permitting, and development activities actively advancing through governing agency review. The development team reports substantial progress toward permitting milestones and anticipates commencing sitework construction in mid-2026. Occupancy for the first phase is targeted for summer 2027, followed by the marina delivery anticipated by late 2028.
“We are proud to have successfully remediated this former industrial land use into an enduring beacon of Seattle’s innovation and growth,” added Doug Ciserella, Principal of Cantera Group. “We believe Terminal One Motor + Yacht Club answers a growing demand for a facility that will forever celebrate both land and water motor works while paying homage to its industrious past.”
Originally developed in the early 1940s by Time Oil Company to support World War II fuel logistics, the waterfront property served for nearly six decades as a major petroleum storage and distribution hub for the Pacific Northwest before operations ceased in 2001. Since 2018, Cantera Group has led an extensive environmental due diligence, remediation, and repositioning effort in collaboration with the Washington State Department of Ecology through its Voluntary Cleanup Program and a Prospective Purchaser Consent Decree (PPCD), one of the highest forms of environmental settlement protection available under Washington law. Following the acquisition in 2020, the development team completed demolition, soil excavation and treatment, groundwater recovery systems, and long-term environmental compliance infrastructure, transforming the former industrial terminal into a future-forward waterfront destination envisioned for private ownership.
To shape the architectural vision, Cantera Group has assembled a collaborative world-class design team. This includes Seattle-based LMA Architects, whose expertise in sophisticated concrete and industrial-inspired architecture will help guide the project’s structural and exterior expression. Inside, the building’s common areas and the design inspiration for a sample build-out of single and multiple-unit garages are being programmed by Olson Kundig Design Principals Edward Lalone, Daniel Ralls, and Kirsten Ring Murray, with Interior Designer Lena Bragina. Olson Kundig is a globally recognized design firm internationally respected for its work integrating architecture, art, landscape, and experiential design. Olson Kundig is also positioned as a preferred design partner to prospective buyers as part of individual engagements with garage owners to personalize their environments post-closing.
Lalonde, Ralls, and Ring Murray noted that the work reflects shared values between automotive and architectural design. “Both disciplines demand a deep respect for materials, precision, and performance. Those values are central to how we work at Olson Kundig. Our work is intended to be experienced over time, balancing visual impact with durability and function,” they said.
The alignment is intended to create an architectural dialogue between durable, expressive concrete construction and highly refined interior environments, balancing Pacific Northwest industrial heritage with elevated hospitality-driven design that is grounded in a residential sensibility. The project team envisions the building and garage envelope as a reflection of the extraordinary value housed within, where architecture itself signals permanence, craftsmanship, security, and significance. Ultimately, these spaces are deeply personal, with each one becoming a unique living room for life’s collection.

Lance Mueller of LMA agrees that the facility will attract a collective of collectors like a living museum.
“What is especially compelling is the flexibility of the final ownership experience,” Mueller added. “The commercial units are planned to be delivered as refined vanilla shells—highly functional foundations that owners can transform into highly personalized environments.”
Cantera Group suggests most units will become immersive automotive galleries. However, other personal spaces could include wine rooms, studios, or workshops. The architecture creates the framework, but the owners curate the soul of their space.
The development is already drawing interest from automotive and marine tastemakers throughout the region and beyond.
“Luxury collectors have evolved far beyond simply acquiring vehicles; they are curating experiences, identities, and communities around the possessions they love and love to share with family and friends,” said Richard Adatto, founder of Adatto Auto, the discreet advisory firm known within global wealth circles for sourcing, trading, and managing some of the world’s most exceptional luxury and collector automobiles. “The Pacific Northwest has always nurtured extraordinary collectors, but there are relatively few purpose-built environments that truly reflect the caliber of those collections for individual ownership and personalization. Terminal One Motor + Yacht Club validates the sophistication of the regional car and yacht culture while creating the kind of destination that global enthusiasts immediately understand and appreciate.”
Adatto added projects like Terminal One Motor + Yacht Club reflect a broader evolution occurring throughout luxury culture and family legacies.
“We are witnessing product design and collector culture finally catching up with the demand for appropriately designed venues and communities,” Adatto said. “Collectors increasingly want places where automobiles, yachts, art, hospitality, and relationships coexist naturally. This community has the potential to become one of the defining collector environments on the West Coast and a destination for bespoke events.”
Adatto shares why he believes Terminal One Motor + Yacht Club represents a unique opportunity for enthusiasts seeking a purpose-built space to store, showcase, and enjoy their collections.
Terminal One Motor + Yacht Club is being designed to support a broad spectrum of personalized collector experiences while maintaining a cohesive architectural vision rooted in quality, discretion, and craftsmanship. The broader vision includes curated member programming spanning automotive reveals and marine launches, culinary and wine experiences, investment salons, cultural programming, wellness experiences, and invitation-only social gatherings onsite.
“This is Seattle’s Garage-Mahal,” said Dean Jones, Owner and Principal of Realogics Sotheby’s International Realty. “Terminal One Motor + Yacht Club aligns perfectly with RSIR’s long-standing commitment to representing novel developments that shape the future identity of the Pacific Northwest. It transcends traditional real estate categories and introduces an entirely new lifestyle offering to the region.”
Jones proudly announced RSIR’s top-performing brokers Jay Kipp and Neda Perrina as the co-listing agents. A registration website has been established at www.TerminalOneSeattle.com.
“Terminal One Motor + Yacht Club is unlike anything currently available in the Pacific Northwest,” said Jay Kipp, co-listing broker with Realogics Sotheby’s International Realty. “What makes this opportunity so compelling is that it transcends traditional real estate categories. It brings together automotive, marine, design, hospitality, and community into a singular ownership experience. We believe collectors increasingly want more than storage. They want a destination that reflects their passions, creates meaningful connections, and becomes part of their legacy. Terminal One Motor + Yacht Club has the potential to become one of the defining collector communities on the West Coast.”
“The automotive community continues to lack substantial purpose-built ownership environments of this caliber in the Pacific Northwest,” said Neda Perrina, co-listing broker with Realogics Sotheby’s International Realty. “Collectors today are looking for more than square footage. They want secure, highly personalized spaces where exceptional vehicles can be displayed, maintained, enjoyed, and shared with family and fellow enthusiasts. Terminal One creates a rare opportunity for owners to build their own automotive sanctuary while becoming part of a community that appreciates craftsmanship, performance, and design at the highest level.”

As part of the project introduction, Cantera Group and RSIR are hosting the inaugural “INNER CIRCLE” RALLY + RENDEZVOUS, a curated launch event on June 7th, 2026, at Kirkland Marina Park and RSIR’s Kirkland Branch Office. The event is designed to introduce the concept to select brokers, collectors, luxury partners, media, and prospective founding members through an immersive convergence of exotic automobiles, yachts, hospitality, and confidential project previews. Following the public program, prospective buyers and key collaborators will be offered a harbor tour to experience the development site in Salmon Bay aboard a luxury motor yacht.
Initial ownership opportunities are expected to be offered through a priority reservation structure with $10,000 fully refundable earnest money deposits ahead of the project’s broader public sales debut.
Construction will be managed by POE Construction of Auburn, WA, with property management by Columbia Hospitality, a West Coast vanguard of bespoke property operations and luxury homeowner’s associations. Columbia Hospitality’s PERKS program is an exclusive benefits network designed to enhance the guest and membership experience across the company’s Washington portfolio and beyond. Owners at Terminal One Motor + Yacht Club will be offered special access, preferred pricing, and exclusive offers at Columbia-managed destinations, including luxury resorts, spas, golf clubs, restaurants, and lifestyle venues. Through its growing portfolio, Columbia Hospitality currently manages approximately 39 hotels and resorts, 38 restaurants and bars, 7 golf clubs, and 7 spas and wellness facilities, creating a connected hospitality ecosystem that delivers elevated experiences throughout the Pacific Northwest and across the United States.
“We look forward to enhancing the individual owners’ experience well beyond the onsite operations at Terminal One Motor + Yacht Club,” said Michael Kosmin, President of CH Residential, the division of Columbia Hospitality that will manage the facility. “We envision countless engagements and brand activations for our owners that are as revered as their individual collections. We are as passionate about their lifestyle as we are about real estate management and client service.”
